Can cracked concrete be repaired or does it have to be replaced?

It can be repaired when the crack is narrow and both edges sit at the same height. That kind of crack gets cleaned and sealed so water and salt stay out. Replacement is the answer when one edge has risen or dropped, when the panel rocks under a car, or when the slab has broken into loose pieces. Those signs mean the ground has let go underneath.

Why is my concrete driveway cracking?

Leveling pumps material under the slab to fill the gap and push it back up. The water source has to be fixed too.

Mudjacking or polyurethane foam: which is better?

It depends on the slab and the soil. Mudjacking uses a cement-based slurry, costs less and needs larger holes. Foam is lighter, cures in minutes and uses small holes, at a higher price. Lighter fill puts less new weight on weak ground, which is worth thinking about on a slope. Leveling is specialist work, so ask the company quoting it why they chose their material for your site.

Is foam lifting a permanent fix, or will the slab drop again?

Foam is a permanent fix only if the cause of the settling is gone. The foam does not break down in the ground. The soil beneath it can still move. If a leaking downspout made the void and the downspout has been piped away, a lift can hold for many years. If the yard itself is creeping downhill, no lift will stop that.

Can concrete be resurfaced instead of replaced, and how long will resurfacing last?

Yes, if the slab is solid, level and not moving. Resurfacing is published at $3 to $7 per square foot, $6 to $20 for a decorative or stamped overlay, and $1,200 to $2,900 for a two-car driveway. On an old patio with cracks and flaking, a resurfacing coat will last only as long as the concrete below stays still and dry. We cannot promise a number of years, because thin overlays have a hard life in freeze-thaw weather. Sealing it and keeping salt off help the most.

Why is my concrete spalling or flaking, and can a flaking surface be repaired?

Spalling or flaking in Pittsburgh is nearly always freeze-thaw damage made worse by deicing salt. Water enters the top of the slab, freezes and pops the surface off in thin sheets. It happens fastest on concrete that was not air-entrained, was finished with extra water, or was never sealed. For a small lip, yes, grinding is the quickest way to remove a trip hazard. It suits a height difference of about an inch or less and leaves a lighter, rougher strip.
